Real Estate Transactions

  • Is it possible to get a complete list of the closed residential real Estate transactions for a local Canadian market (ie Vancouver or Calgary) given a time range. Specifically, I would like to get alist of the address, community, sq footage, askign and closing price. I know a real estate agent can generate this on a per property basis, but I am looking for a more complete list to do some analysis on.


  • I don't know of a way to approach the Canada data, other than to find lists similar to the one I posted already, or to work directly with a realtor with access to the MLS database. In the US, there are online services that can provide information about recent sales. They won't give you an entire city's worth, but you can certainly search neighborhood by neighborhood. For instance, here's one such site: http://www.domania.com/ By filling in their "Home Price Check" with an address and zip code, you'll get a list of sales in the neighborhood that can go back to the 1980's if you're so inclined. You do need to fill in a starting address, which sometimes takes a bit of hunting around if you don't have an actual property in mind. By registering at the site, at no charge, you'll be able to pull up the full list of search results...otherwise, you're restricted to just the first few.   • It does help to a point, for a very specific area. The problem seems to be that since individual agents list a small set of transactions, its gives a limited view of what is happening for one community or area - at least in Canada. If we had a more complete dataset, ie all transactions in a list, then it could be analyzed or mapped to determine how important property value (and increases) is related to schools, public transit (subways), or inner city. We could also answer which communities (or cities) are appreciating the most. However, if a list was available of us property transactions, than we could compare that to Canada and draw a parallel conclusion. What I am really after is a complete list to analyze for Canada. If that this list was available for the US, even for a city like New York or San Fran, I would very interested as well. To my knowledge the only way to get this data is either a real estate broker or to get you own real estate license - so as to access the proprietary MLS listings.


  • It is possible to retrieve a lot of the information you are asking for online, for properties in the US. However, I am not aware of equivalent online services in Canada. An admittedly poor substitute may be the listings that many real estate offices provide of the recent properties they have sold.
